A. The Company regards the expansion of long-term and comprehensive benefits for shareholders as a key management objective. Regarding shareholder dividends, based on medium- to long-term management plans, while factoring in market conditions and the timing of capital expenditures, and keeping in mind the need to secure internal funds for reinvestment, the Company’s basic policy is to distribute stable dividends based on a comprehensive consideration of its financial position and profit levels. The target is a dividend payout ratio of 35% and dividends that do not dip below those of the previous period.

Business
- Self-storage Business

Our core business, which is operating and managing rental storage spaces. Revenue is generated from rental fees for these storage spaces. In Japan, it is called a “trunk room,” but in the United States, it is called “self-storage.” The company operates 2,850 properties and about 120,000 units (as of December 2025).
- Hello Storage

Arealink’s all-inclusive brand for rental storage spaces. Operating in all 47 prefectures across Japan (as of December 2024). Outdoor containers, indoor self storage (iin-building types), motorcycle storage-dedicated types, etc.
- Outdoor-type self storage

Storage space created by partitioning and refitting sturdy shipping containers designed specifically for Hello Storage. The company primarily leases land from landowners, installs the containers, and then operates them.
- Indoor-type self storage – in building types

Storage spaces created by leasing an entire floor of a mixed-use building or apartment complex in the Tokyo city center and partitioning it off. Most properties are equipped with entrance security and air conditioning systems.
- Indoor-type self storage – entire building (land-included storage)

A storage space built and operated exclusively for storage. It is an Indoor-type self storage equipped with entrance security, air conditioning, and free parking. Unlike outdoor container types where the land is leased, this involves purchasing land and constructing a building, hence it is also called “land-included storage.”
- Storage Securitization Business

This business involves selling storage properties (land and buildings) to investors, based on demand for investment real estate. Revenue is generated from selling these properties to investors. Then, after the sale, we lease back the properties and operate them as part of our storage business.
Around 2018, the storage securitization business was a major revenue source. However, after establishing a policy of making storage operations a core business, the storage securitization business now serves primarily to fund new self-storage units and is no longer a profit-generating operation. We previously sold outdoor containers to investors, but in 2019 we shifted to a policy of primarily opening our own locations and no longer offer this service. - Occupancy rate

- Land Rights Consolidation (Leased Land) Business

A project to regenerate land by consolidating leased land rights and leasehold rights under the old Land Lease Act. A leasehold right refers to the right to lease land from a landowner for the purpose of constructing a building owned by oneself. The ownership of the land subject to this leasehold right is called the leased land. To resolve complex leasehold and leased land issues involving numerous parties and intricate coordination, we enable land regeneration that satisfies both landowners and leaseholders alike by acting as negotiators and facilitating the purchase or sale of the leased land.
