This policy sets out specific measures and targets for realizing these objectives.
1.DX Promotion Journey and Achievements (Through 2024): Building a Data Platform

2.2025 DX Key Strategy: Accelerating Transformation Through Company-Wide Data Utilization and AI Adoption
In 2025, we aim to further evolve the data platform we have developed thus far, enhance cross-company data integration and analysis, and fully introduce and utilize AI technology to drive business innovation and make dramatic improvements to operational efficiency.

- Strategic digitization of expertise and knowledge, and generation of high-quality AI training data: We convert tacit knowledge and expertise dispersed throughout the company into explicit knowledge and data, structuring it into a format that AI can effectively learn from and utilize. By continuously supplying this as high-quality training data to AI models, we are expanding the accuracy and scope of AI applications.
- Company-wide adoption of advanced AI technologies (Gemini for Enterprise, etc.) and creation of synergistic effects through data integration: We are rolling out advanced AI technologies, including generative AI, across the entire company. By building stronger linkages with various operational systems and accumulated data, we are enhancing the quality of AI-driven insights and raising the level of business automation.
- Enhancement of company-wide data platform: We are promoting the use of data in real time by developing and enhancing a data platform that enables integrated data collection, storage, analysis, and visualization at the company-wide level.
- Cultivating an organizational culture that is comfortable with data and AI
- Implementation of the AI Idea Contest (tentative name) and data-assisted effectiveness verification: We encourage and discover new AI utilization ideas from each and every one of our employees. By 2026, we will build an environment where all business decisions are data-driven and AI can operate at its full potential. This will serve to strengthen our business competitiveness, deliver exceptional customer experiences, and create a highly productive and creative organization where people thrive.

- Advanced new self-storage unit expansion strategy (ongoing): By exhaustively analyzing diverse internal and external data—including customer behavior data, trade area data, competitor data, and macroeconomic indicators—and performing high-precision demand forecasts and simulations using AI, we will achieve optimal store location decisions and maximize investment efficiency.
- Maximizing real estate value and optimizing the supply chain through the use of data (ongoing): This involves centrally aggregating and analyzing investor information, landowner information, past transaction examples, property feature data, and other data. We will build a high-precision property valuation model that utilizes AI to strengthen and optimize our purchasing strengths. In addition, by collecting and analyzing process management data related to new self-storage unit openings in real time, we will identify bottlenecks and continuously improve processes, thereby shortening lead times and enhancing cost efficiency.

- (i) Innovating internal administrative processes: AI learns contract data and historical case data to automate document creation assistance and risk checks. It also analyzes inquiry history data to optimize FAQs and promote automated responses.
- (ii) Improving call center quality and delivering personalized customer service: AI analyzes customer data and interaction history in real time, providing operators with the most appropriate information and response scripts. Utilizing sentiment analysis results leads to greater customer satisfaction and loyalty.
- (iii) Automation of data analysis tasks and strategic decision-making support: AI automatically collects and analyzes a wide spectrum of operational data, providing executives and department heads with insightful reporting, anomaly detection, and future forecasting. This strongly supports swift and precise strategic decision-making based on data.

- Over 90% of all employees will evolve into “AI and data-native talent” who proactively utilize AI and data in their work: By positioning data literacy (the ability to collect, analyze, interpret, and ethically utilize data) and AI application skills as essential competencies, we will cultivate a data-driven organizational culture where all employees are able to make decisions and take action based on data.

The Company prioritizes data quality management, security assurance, personal information protection, and privacy considerations above all else when promoting the use of data. We will build and maintain a reliable and ethical data utilization framework by not only complying with relevant laws and regulations, but also by establishing internal policies, rigorously training employees, and taking technical safety measures.
5.DX Promotion Framework and Continuous Improvement
To achieve this policy, we will build and reinforce a company-wide cross-functional promotion system focusing on specialist departments and backed up by strong commitment from management. We will also regularly evaluate its progress and measure its effectiveness to verify the validity of our strategy, making flexible adjustments as necessary to continuously develop our DX initiatives.
